Fire risk assessments – what do I need to know?

Fire risk assessments are a legal requirement in the UK for all non-domestic properties and rented properties with communal areas. The person responsible for ensuring risk assessments are carried out is the dutyholder – which in most cases is the landlord or facilities manager.

They are an important first step when it comes to protecting yourself from a fire as they allow us to build a complete picture of your individual risk. Once we have that information to hand, we can advise you on the steps you need to take to mitigate against those risks.

Put simply, a fire risk assessment will:

  • Identify fire hazards
  • Identify people at risk
  • Evaluate, remove or reduce the risks
  • Allow you to record your findings, prepare an emergency plan and provide training.

While there are no fixed timescales as to how regularly a fire risk assessment should be carried out, we do recommend they are carried out annually to take into account any organisational changes, or alterations to your property.

What about a Personal Evacuation Plan?

While you’re thinking about fire risk assessments, you will need a personal evacuation plan for those people in your premises who may require additional support in the event of a fire.

Having a Personal Evacuation Plan in place allows you to:

  • Specify evacuation routes
  • Identify specific evacuation procedures and designated refuge areas.
  • Identify any specialised equipment required
  • Identify responsibilities of staff
  • Highlight any training requirements
  • Identify any necessary adaptations for the buildings.
